Lot
Preparation
Tree Clearing – All trees
and stumps under slab and driveways will be removed. Trees within 10’ of
foundation are removed to maintain structural integrity.
Fill and Grading – Final grade will
meet or exceed the 10-year Structural Warranty specifications to ensure
proper drainage around foundation. Any additional fill and grading will
be the responsibility of the home owner.
Foundation
| Design – All foundation designs
are performed by a licensed Soil Engineer.
Material – Foundations will
be conventional or post-tension with cables stressed to meet PSI
Standards. Concrete used will be at least 3,000 PSI rated. Steel
reinforcing bars utilized for added strength per design.
Beam Depth – Estate Craft
Homes will not build on compacted fill unless it is verified
to a compaction rate of 95% or better. |

Inspections – All foundations are inspected by an approved inspector prior to pouring cement.
Framing
| Wall Studs – 2” x 4” or 2” x 6” (per
plan) spaced at maximum 16” on center, exterior and interior walls.
Sole Plate - Of 2” x 4” or
2” x 6” (per plan) treated wood and secured with Anchor Bolts.
Floor and Ceiling Joists -
Based on Span charts approved by the Southern Building Code specifications
at a maximum of 16” on center.
Sub-Flooring – Estate Craft
Homes uses Tongue and Grooved Sub-Flooring. |

Rafters – 2” x 6” with bracing and
spacing per industry standards, and Southern Building codes. Maximum spacing
at 16”.
Cornice
| Siding – Hardy Plank siding
used exclusively.
Exterior Trim – Fascia, friezes, inside corners, window
and door trim will be Real Trim or Hardi-Siding.
Roof Decking – American Plywood Association (APA) rated
7/16” OSB with Aluminum H-clips installed per industry guidelines.
Soffit – Hardie Soffit Board with continuous soffit
vents where applicable.

| Double-Payne Low E Windows - Are
standard for Estate Craft Homes.
Safety Glass – Tempered glass as required.
Window Design – Designs vary with each home due to selections by Homeowners.

Exterior Doors
| Front Door – Selected by Homeowners, steel, metal, glass, wood, or fiberglass.
Other Exterior Doors – Raised Panel, Half-Lite Metal
Doors or Full-Lite as per plan.
Garage Doors – Wood, metal, or fiberglass with varyious heights and widths.

Insulation
| R-Factor – All homes are insulated
to meet the new “Energy Star” requirements, exterior walls at R-13, attic R-30 is a minimum.
Options include Blown Foam as well.
Patented Baffle System - Utilized between rafters to
ensure proper air flow from soffit vents to ridge vents.
Foam Sealant – A Poly Foam Sealant is applied around
all doors and windows and across all sole plates to reduce unwanted air
infiltration.

Sheetrock
Gypsum – ½” Wallboard with nailed
corner bead.
Rounded Corners – All corners will be rounded “bull
nose” beador square corners.
Green Wall Board – ½” Water resistant “Green” Gypsum
Wall board used in all applicable areas.
Hardie Board – Waterproof Hardie Backer Board used behind
Tiled Tub and Shower surrounds.
Finish – All Wallboard will be taped, floated, and sanded
to a smooth finish.
Masonry
| All Masonry (Brick or Stone) -
Will be installed utilizing galvanized brick ties and machine blended Mortar
mix. |

Roofing
Shingles – Tile, Metal, or Composition. Home owner’s Preference.
Attic Ventilation
Ridge Vents – For superior ventilation.
Soffit Vents – Continuous running soffit vents in all
applicable areas.

| Flatwork – Done accordingly
to plans and home owner’s preference. |

Exterior Paint – All Hardie Plank
siding, fascia, soffit, and trim painted with Sherwin Williams paint.
Interior Wall Paint – Sherwin Williams paint.
Interior Ceiling Paint – Sherwin Williams paint. Interior Trim – All interior doors and trim are painted
enamel by Sherwin Williams.
Wall Texture – All painted walls are textured including garage.
Ceiling Stomp – Custom medium stomp finish on ceilings,
excluding closets.

Interior Features
Interior Doors – Panel choice,
. Three or four hinge style is
used to help prevent door warpage.
Interior Locks and Door Hardware – Polished brass, gold,oil rubbed bronze,
or brushed nickel interior passage and privacy locks. Privacy locks on
all bedrooms and primary bathroom doors.
Exterior Locks and Door Hardware – Polished brass, gold,
oil rubbed bronze, or brushed nickel handle set. All other exterior doors to have keyed locks
with matching thumb latch deadbolts. |
Trim material – Baseboards, door jams, casing window
stool, crown moulding, and shoe moulding, are made of wood, MDF material
is limited to closet shelving and other dry area shelving. Crown moulding
and optional chair rail may be MDF material. All interior trim is sprayed
with Sherwin Williams paint.
Crown Moulding – In homeowners/plans designated areas
Shoe Moulding – Only used or added when specified as needed/desired by homeowners.

Kitchen and Vanity Cabinets – Various
stains, colors, and door styles to choose from. Upper Cabinets in Kitchen
are 42” high with crown moulding. Variable vanity height available with Homeowners selection.
Kitchen Countertops – Solid Surface, tile, etc. The homeowners choice with numerous options available.
Bathroom Countertops – Tile, marble,
or granite in a wide variety of Designer colors with a 4” backsplash against
adjoining walls.
Linen Closets – Standard with 5 shelves
in most plans. Those plans without Linen Closets in close proximity to
the Bathroom will have Linen Cabinet above the toilet.
Kitchen Backsplash – All kitchen
backsplashes are selected by style and design for each and every homeowner with 4”, 6” or full size floor tile.
Mirrors – 42” high with varying widths
per plan. Heights and widths vary depending on the homeowner's plans and selections.
Closet Shelving – 1 x 12” MDF installed
on 1 x 2” shelf cleats with metal clothes rod supports and wood clothes
rod standard for Upper rod. Closets can have 1 custom
built shelf stack made of MDF. |
Floor Covering
| Slate, Travertine, & Tile Floors – Numerous tile and grout
selections are available.
Wood Flooring – Available as
a substitute for tile. Carpeted areas may be changed to wood as well.
Carpet – IN desired locations.
Estate Craft Homes uses 8lb pad minimum in all homes. |

Plumbing
Master Bath Tub - Whirlpool Tubs
are a standard in 6 ft. or 5 ft. (per plan), fixtures include
Moen Series, however there are several other options available. .
Secondary Tubs – 5’ white over steel with Moen shower
faucet.
Master Bath Shower – Each shower
will be trimmed with Moen faucet and lever (or owner’s preference). Estate
Craft Homes shower doors are clear or obscure safety glass with elegant
trim or frameless depending on homeowners preference.
Lavatory Faucets – Master bathroom
and Guest Bath faucets are Moen series (or owner’s preference). Secondary
bathroom(s) are Moen faucets.
Commodes – All commodes are elongated
bowls (not round), unless homeowners desire different.
Tub and Shower Surrounds – Tile,
Slate, Travertine, Granite, or Marble surround available for the Master Bathroom
tub and shower. Secondary bathroom is done the same as master or homeowners preference.
Kitchen Sink – Various options, homeowners selections.
Natural Gas - (where available )
piping in black steel to range, Water heater, Dryer, Heating unit(s),
and Fireplace for energy saving choices.
Water heaters – Tank or Tankless depending on homeowners specs.
Hose Bibs – The outside hose bibs
are included per plan.
Water Piping – Will be copper/pex.
Septic System – Estate Craft
Homes offers an aerobic septic system utilizing a “sprinkler system”
to evenly distribute your purified septic water as a standard feature.
Some lots may require a “drip system” instead of sprinklers due to the
size of the house and/or lot. Drip system will be priced accordingly,
and determined by our environmental engineers.
Water Well – 4” with submersible pump and 1 storage tank(s) size depending on house size.
Electrical
Code – All homes are wired per
the most recent Building Codes utilizing all copper wiring..
200/400/600 amp – service is a standard for Estate Craft
Homes.
Internet Ready – Structured wiring is standard. RG-6
Quad cable lines and Cat 5 phone lines. Modular jacks installed for phone
and data.
Lighting
| Interior Lighting – Each plan is
designed for elegant lighting. Recessed can lighting with white baffle or
flush trim available for Kitchens and Baths (as per plan). A lighting allowance will be given, providing our suppliers are
utilized for convenience and reliability.
Fan Lighting – Homeowner Selection.
Exterior Lighting – Homeowner Selection.
Large Front Porches – Homeowner Selection.
Security Lights – As designed on homeowners plans.
Door Bell and Chime – A centrally
located chime and door bell are standard for Estate Craft Homes. |

Heating& Air Conditioning
HVAC – Fully matched and professionally
designed systems featuring energy saving heating (where available) with
Amana brand 14 S.E.E.R. minimum rated Air conditioning. All systems designed per
the American Refrigeration Institute guidelines.
Ductwork – Energy Efficient Flexible R-6 ductwork fully
sealed with Mastic to ensure proper air flow and strapped to remain secure.
Zoned Systems – 2 or more systems generally are needed
in homes with an excess of 2500 sq. ft. of living area, and will be designed according to HVAC.
Air Returns – Properly sized air returns are standard,
with an additional return in the Master Bedroom when possible, to help
balance Master Bedroom air circulation.
Security Systems
Pre-wire for Security System –
All homes can be pre-wired for a security system. This includes wiring all
windows and exterior doors. A centralized keypad and motion detector are
pre-wired as well.
Deadbolts – All exterior doors are
equipped with thumb-latch deadbolts for added security.
Appliances
Appliances – Homeowner Selection.
